Abstract
This panel discussion covered whether home prices have troughed, expectations for year-over-year home price appreciation (HPA), expectations for home prices over the long term, regional/geographical diversity in HPA trends, distressed versus non-distressed prices, shadow inventory trends, the role short sales have played in housing recovery, expectations for foreclosures and liquidations going forward, the role investors are playing in the market, prospects for buy-to-rent, and how necessary conditions for a robust housing market, such as mortgage credit availability, overall economic growth and employment, regulatory certainty, and GSE reform, are likely to evolve over the next 6–12 months.
