Abstract
The single family rental (SFR) securitization is a recent invention that rose from the ashes of the last housing market crash. The sector has some characteristics of both residential and commercial real estate sectors. As the housing market evolves into one with a higher proportion of renters, the SFR securitizations are playing a role in providing funding for the housing market. This article addresses the differences between single and multi-borrower deals and the risks and relative value in SFR securitizations.
